Credit History Requirements

Applicants must have an acceptable credit history. Acceptable credit history is based on several credit reporting factors and is not solely based on the applicant’s credit score. Applicants with an active bankruptcy, which is considered open or filed within the last 2 years, will be denied. Third-party consumer credit reporting agencies are used to verify applicants’ identity, credit, and criminal history.

Income Requirements

Applicants must have a current verifiable income source with a total household gross monthly income that is equal to or greater than 3x the monthly rent. Example: If you are applying to rent an apartment with a total monthly rent equal to $2000 per month, your household must have a total gross income of at least $6000 per month or greater. Acceptable income verification required may include but may not be limited to most recent pay stubs, a notarized letter from the employer, social security, disability, pensions or proof of assets equal to 3 times the lease term. Self-employed applicants may be required to supply the most recent IRS tax return or certified verification from their company accountant or bank. Students must provide proof of financial aide. At this time Guarantors are not accepted.

Criminal Background

All applicants and prospective occupants 18 years of age and older must submit an application for a criminal background check to verify criminal history. The application or initial occupancy of any person may be denied at any time based on a history of particular criminal convictions or deferred adjudication as established by the particular community’s policy. It is Simply Practical’s policy to consider felony convictions or deferred adjudication within the seven years preceding application, and certain misdemeanor convictions or deferred adjudication for offenses involving actual or potential physical harm to person(s) or property; sex or morals related offenses; offenses involving manufacture, sale or delivery of any controlled substance, drug paraphernalia, or weapons; or fraud or financial offenses, within the five years preceding application. Convictions for sex-related offenses may be subject to consideration beyond these time limits. The applicant agrees that the lease may be terminated in the event the applicant, after moving onto the property, fails to satisfy the criminal background criteria.

Occupancy

No more than two (2) people per bedroom may occupy the home, unless there are special circumstances approved by Landlord. Infants up to twenty-four (24) months old are not considered for occupancy purposes unless otherwise required by local or state law.


Renter's Insurance

Prior to move in, applicants must obtain and maintain a renter’s insurance policy which contains at least $100,000 in Personal Liability Insurance. Until you provide us proof that you have obtained a liability insurance policy with $100,000 in liability coverage for the duration of your lease, applicants will be unable to move into the home. Tenant agrees to maintain, at Tenant’s sole expense, during the term of the Lease and any subsequent renewal periods, a policy of personal liability insurance satisfying such requirements. Tenant will provide Landlord with written proof of compliance on or prior to the beginning of the term of the Lease, and from time to time thereafter upon Landlord’s request.

Required Identification

Valid government-issued photo identification is required for all applicants. Applicants may be required to provide additional government-issued identification should a fraud alert or credit bureau warning message be returned during the credit screening process. Examples of government-issued photo identification are a state-issued driver’s license or ID card, passport or passport card. A copy of all applicants’ photo IDs will be made and retained at time of application.

Rental History

Prior evictions, abandonment, or any outstanding balance owed to a prior landlord due to evictions, abandonment, damages, or rent due will be considered poor rental history. Money due for early termination must be paid in full and all other history verified as positive prior to approval. Eviction, Skip, or Money Left Owing to a Landlord or falsification of this application may result in an automatic rejection. Applicants with negative previous rental history, including but not limited to: repeat lease violations, payment history, or an unpaid balance, may be denied, or an additional security deposit may be required.

Non-US or US Citizens without SSN or ITIN

Applicants must provide I-94, I-94W (Immigration arrival and departure approval to be in the US) or I-20 (International Student approval to be in the US). The lease end date cannot extend past the date the applicants are approved to be in the US. Applicants must pay one (1) month’s additional deposit equivalent to one (1) month’s “market” rent. Applicants must also provide proof of verifiable income.

Notification

Applicants will be informed of the status of their application by telephone within five (5) business days (Mon – Fri) from submitting the application and the required processing fee. If the applicant is declined, the applicant will be given an adverse action letter. Simply Practical Homes cannot be held responsible for inaccuracies contained in any information obtained, and is not allowed to provide details to the applicant regarding said information.
