Application Process

Lease Terms

  • We offer flexible leas terms ranging from 7-15 months.

Deposits & Fees

  • Deposit/Holding Fee - 1 Months Rent

  • Prior to move in $500 of the deposit is a holding fee. Once moved in it converts into the deposit. The deposit is refundable at time of move out minus any damages and monies due.

  • Application Fee - $50 per adult applicant. Due at time of application. Nonrefundable.

  • Admin Fee - $100

  • Deposit and Admin Fee is due to within 2 business days of receiving final approval.

Cancellations

  • If the application is cancelled prior to move in a $500 holding fee will be taken from the deposit. The remainder of the deposit and $100 admin fee will be refunded within 30 days.  

Pets

  • At this time, we do not allow pets at any of our rental homes.

Monthly Payments & Roommates/Guests

Rent Payments

  • Rental payments are due on the 1st of each month. Payments are to be submitted online via the resident portal.

Utilities

  • Water/Sewer set up will be set up by Simply Practical Homes. It will be billed back to the resident based on usage.

  • At this time none of our homes have gas.

  • Electric is to be set up by the resident. The provider is based on location. Resident is required to provide account information prior to move in.

  • Trash set up will be by Simply Practical Homes. It will be billed back to the resident based on the monthly service cost.

  • Cable and internet provider is based on location. It is not required and set up would be the residents responsibility.

Roommate Changes or Add-ons

  • You’re welcome to change or add a roommate at any time during your lease, as long as the original lease holder remains. Prior to move in, the new roommate will need to submit an application and quality according to the leasing qualifications.

Guest

  • Guest can stay at the home for a max of 14 days without approval. Longer stays would need approval and are subject to needing to submit an application for screening.

Your New Home

Customization

  • We want our residents to feel comfortable in their homes. You are welcome to mount a TV, hang décor, and install curtain rods.

  • If residents need help with these items, we offer a Handy Man service at $25 per hour/per person.

  • At time of move out residents, will charge for supplies and labor to bring all walls back to the original condition.

  • Painting the walls is not allowed In any of our homes.

  • Satellite dishes are not to be attached to the roof or any part of the exterior of the home.

Parking/Storage

  • Excessive parking and storage are not allowed at any of our homes. Number of parking spots is determined based on the specific home depending on driveway and garage space. Boat and trailer parking will depend on the size of the boat and trailer and the amount of space at the home. No parking on the lawn, on the side of the home, or in the back yard is allowed at any of our homes.

Lease Renewals

  • The option to renewal the lease will be send 90 days prior to the lease end date. There is no fee to renew the lease. Residents are required to give a 60-day notice stating whether of not they will be renewing the lease.
